Yeah I have AT&T and had to set up IP passthrough on their router/gateway box. Basically it makes it so the ISP provided router acts as if it isn’t there and my router gets to do whatever it wants.

I just have a home assistant dashboard running as a full screen webpage. I don’t have auto wake on movement but it works great otherwise.
Oh that’s cool. Didn’t know you could self-host the server. I’ll have to check that out.
I sync through OneDrive. I like that Joplin encrypts on-device so I don’t have to worry about the privacy policy of the cloud I’m syncing though.
I’ve used Joplin for a while and it’s solid.
If you’re up for switching to Home Assistant then you could change to Zigbee or Z-wave devices. Most are made in China but since they don’t connect to the internet you don’t have the same backdoor issues that devices like Tuya do. I’ve been shifting all my WiFi devices to local protocols and it’s great.
It is expensive but that Frient keypad is what I have and it’s fantastic. Been running it for about a year now and it’s rock solid. I’ve even repurposed Nest tags to work with it.
